Spray foam insulation was sold to many homeowners as a quick answer to draughts and slipping tiles. The difficulty is that it covers the rafters, battens and the back of the tiles completely, so nobody can see their condition. Some mortgage lenders and surveyors are now cautious about homes with spray foam, and it can become an issue when you sell, remortgage or release equity.

There is also a moisture question. Depending on the type of foam and how it was applied, it can restrict ventilation and hold condensation against the timber, which over time raises the risk of rot. That does not mean every foamed roof is damaged, but until the foam is off there is no way to know. Removing it lets the roof be judged on what is actually there.

We strip the foam from the underside of the roof working from inside the loft, taking care not to damage the timbers, then clean back the rafters and battens so they can be inspected. We photograph what we find, giving you a record to pass to your surveyor. If tiles, battens or felt need attention afterwards, we can re-felt or re-roof, and we explain what the roof needs rather than assuming the worst.

Why are lenders and surveyors concerned about spray foam?

Mainly because it hides the roof timbers, so a surveyor cannot confirm their condition. There are also concerns that some installations restrict ventilation and trap moisture, which can lead to timber decay. Each lender sets its own policy, so we cannot promise how yours will respond, but removing the foam lets the roof be inspected properly.

Will removing the foam damage my roof?

We work carefully to avoid harming the rafters and battens, but the foam is often bonded to the back of the tiles and felt. Where it was holding loose tiles or perished felt in place, taking it off can show that the roof needs further work. We explain that possibility before we start, so there are no surprises.

How long does spray foam removal take?

It depends on how much of the loft has been sprayed, the type of foam and how easy the loft is to work in. A small area may be cleared quickly, while a fully foamed loft takes considerably longer. Once we have seen the loft, we can put a realistic timescale on the written quote.
