Most roof leaks start where the roof meets something else

Lead seals the joints a tiled or slated roof cannot: where the slope meets a chimney stack, a side wall, a dormer cheek or another slope. When that lead splits, lifts or was cut too short in the first place, water runs behind it and shows up as a damp patch some distance away, which is why leaks around chimneys are so often misdiagnosed. Our leadwork covers flashings, soakers, aprons, valleys and the small lead roofs over bays and dormers.

It is worth calling us when you see staining on a chimney breast, a ceiling stain below a valley, lead that has pulled out of its mortar joint, or bare timber where lead used to be. Theft from bay roofs and porches is not unusual, and the sooner the gap is covered, the less damage the rain does to the boards and ceilings beneath.

We cut and dress new lead on site to fit your roof, using the right thickness for each detail and keeping each piece to a length the metal can expand and contract over without splitting. Flashings are wedged and pointed into the brickwork joints. If your lead was stolen, we can also set out the damage and the repair in writing for your insurer.

How do I know if my leadwork has failed?

Common signs are damp patches on a chimney breast or ceiling, lead that has lifted away from the wall, visible splits or holes, and mortar falling out of the flashing joint. Because water can travel along timbers before it shows, the stain is not always directly below the fault. The drone inspection usually pinpoints it.

Someone has stolen lead from my bay roof. What should I do?

Get the exposed area covered as soon as you can, because rain will soak the boards and come through the ceiling. Report the theft to the police and your insurer. We can make the roof weathertight, then set out the damage and the repair needed in writing for your insurer to consider.

Can a lead flashing just be resealed?

Sometimes. If the lead itself is sound and has simply come out of its joint, it can be rewedged and repointed. Sealant smeared over a split is not a lasting fix, though, because lead moves with heat and the seal soon breaks. Where the lead is cracked or worn thin, we recommend replacing that section.

What affects the cost of leadwork?

The size and type of detail matters most, along with how high it is, how many tiles or slates must be lifted to reach it, and whether the timber beneath has rotted. A chimney with a full set of soakers and a back gutter is a much bigger job than one apron. Your written quote lists each item.
