Flat Roofs

Which flat roof system suits your building?

Flat roofs across Hull sit over single-storey extensions, garages, dormers, porches, bay windows and commercial units, and many of them were laid in felt a long time ago. When one starts to pond, blister or let water in at the edges, patching only buys time. We strip the old covering back, check the timber deck and joists underneath, and build a replacement roof that sheds water and suits the way the space below is used.

There are three systems we lay. Torch-on felt is built up in layers and finished with a mineral cap sheet, and it is usually the most economical choice. EPDM rubber, which we fit as certified RubberCover installers, goes down as one sheet with very few joins. GRP fibreglass, fitted as approved Cure It installers, is laminated on site into a hard, jointless finish that can take foot traffic. We talk you through the trade-offs for your roof rather than pushing one answer.

A new roof is also the moment to put right what sits beneath it. Rotten or soft decking is replaced, and where the height at walls and door heads allows, a warm roof build puts insulation above the deck to help keep the room below warmer. We set falls so water runs to the outlet or gutter instead of sitting, and as a VELUX-approved installer we can fit skylights or a roof lantern while the roof is open.

See your roof from above before you decide

Most roof problems cannot be seen from the garden. Our drone survey gives you clear pictures of the tiles, ridge, valleys, chimney and guttering, so you can see the damage we are talking about and understand why the work is needed.

It is free and there is no obligation. If the roof is sound, we will tell you so. If it needs work, the images sit alongside your written quote, and they are useful if you are making an insurance claim for storm damage.

Pricing

What affects your flat roof quote?

Every roof is different, so we price your job after looking at it, usually with a free drone inspection first. These are the things that make the biggest difference.

01

Roof size and shape

A plain rectangle over a garage takes less time than a roof broken up by chimneys, soil pipes, rooflights or awkward corners.

02

Condition of the deck

If the boards or joists below have rotted, they need replacing before any new covering goes on, which adds materials and labour.

03

The system you choose

Felt, EPDM rubber and GRP fibreglass each have different material and labour demands, so the system you pick has a direct bearing on the quote.

04

Insulation and extras

Adding a warm roof build, a roof lantern, skylights or new guttering at the roof edge all widens the scope of the job.

FAQs

Flat roof questions answered

How do I know if my flat roof needs replacing rather than repairing?

If the problem is one tear or a lifted edge, a repair can be sensible. Once you see ponding across the roof, widespread blistering, soft spots underfoot or leaks in more than one place, the covering or the deck beneath has usually failed. Our free drone inspection shows you the whole surface, so you can see its condition for yourself before deciding.

Which is better, felt, rubber or fibreglass?

None is best for every roof. Torch-on felt is usually the most economical and works well on straightforward roofs. EPDM rubber is a single flexible sheet with few joins, which suits larger, simpler shapes. GRP fibreglass cures hard and jointless, so it suits roofs you want to walk on or that have lots of detailing. We recommend one based on your roof, not on a favourite.

How long does a flat roof replacement take?

Most garage and extension roofs are stripped and recovered within a few days, though larger and commercial roofs take longer. Weather plays a part, because felt, rubber and fibreglass all need dry conditions to lay. If the deck needs replacing or you are adding a lantern, we build that into the programme and give you the expected timescale on the quote.

Can you add insulation when you replace the roof?

In many cases, yes. A warm roof puts insulation boards above the deck and beneath the new covering, which helps keep the room below at a steadier temperature and reduces the risk of condensation in the roof void. Whether it suits your roof depends on the height available at walls, doors and window heads, which we check during the survey.

How do I get a price for a new flat roof?

Book a free, no-obligation drone inspection and we will capture the roof from above, then measure up and look at the deck and edges. You then get a written quote setting out the system, the scope of work and the guarantee details, so you can compare it fairly with any other quotes before you decide anything.
