New Roofs

When patching stops making sense, a new roof starts again from the rafters

A new roof means taking the old covering off completely and building it back up. The tiles or slates, the battens and the old sarking felt all come away, so the rafters can be seen and checked. From there the roof gets a breathable membrane, new treated battens, the covering you choose, and fresh ridges, verges and roofline. It is the right answer when a roof has worn out as a whole rather than failed in one spot.

Most of the roofs we replace around Hull have been patched for years. Slipped tiles keep coming back, the felt underneath has gone brittle, or the battens have softened and no longer hold a nail. Once repairs are chasing one another across the slope, replacing the roof usually works out better over time than keeping it going. Our free drone inspection shows you the state of every slope, so you can weigh that up with us.

We have been re-roofing houses across Yorkshire as a family-run firm since 1990, and every job runs to a written quote that sets out materials, ridge type and roofline. If you have wanted more light in the loft, this is the easiest moment to add it: we are VELUX-approved, so roof windows can go in while the roof is already open.

See your roof from above before you decide

Most roof problems cannot be seen from the garden. Our drone survey gives you clear pictures of the tiles, ridge, valleys, chimney and guttering, so you can see the damage we are talking about and understand why the work is needed.

It is free and there is no obligation. If the roof is sound, we will tell you so. If it needs work, the images sit alongside your written quote, and they are useful if you are making an insurance claim for storm damage.

Pricing

What affects your new roof quote?

Every roof is different, so we price your job after looking at it, usually with a free drone inspection first. These are the things that make the biggest difference.

01

Roof size and pitch

A larger or steeper roof takes more material, more scaffolding and more time working on the slope.

02

Choice of covering

Concrete interlocking tiles, clay plain tiles and natural slate differ widely in material cost and in how long they take to lay.

03

Condition of the timbers

Sound rafters need little work. Rotten or sagging ones must be repaired before the membrane goes on, which the drone and loft check help predict.

04

Extras and roofline

VELUX roof windows, chimney work, leadwork or new fascias, soffits and guttering each add to the scope set out on your quote.

FAQs

New roof questions answered

How do I know if I need a new roof rather than a repair?

If the problem is confined to one area, such as a few cracked tiles or a loose ridge, a repair is usually enough. When the felt has perished across the loft, tiles slip in several places or the battens are soft, the roof has reached the end of its life as a whole. Our drone inspection shows every slope so you can see which applies.

How long does a new roof take to fit?

It depends on the size and shape of the roof, the covering you choose and the weather while the work is under way. Once we have inspected the roof we put an expected timescale on the written quote, and we keep the roof weathertight overnight for as long as it is open, so your home stays dry throughout.

Can I change from concrete tiles to slate or clay?

Often, yes. A different covering changes the load on the rafters and always needs a different batten gauge, so we check the timbers can carry it before recommending the switch. Planning rules can also apply in conservation areas, and we will tell you if it is worth checking with the council before you commit.

What affects the price of a new roof?

The main factors are the size and pitch of the roof, the covering you choose, the condition of the timbers once stripped, and extras such as VELUX windows, chimney leadwork or new roofline. Scaffolding access matters too. Every item is listed separately on your written quote, so you can see what you are paying for and compare like with like.

How do I get a quote for a new roof?

Book a free drone roof inspection. We fly over the roof, check the loft where we can, and then send you a free, no-obligation written quote based on what we found. Any guarantee that applies is confirmed on that quotation, so you know what is covered before you decide anything.
