Why torch-on felt is still the practical choice for many roofs

Modern torch-on felt is a long way from the single sheet of tarred felt many older garages still carry. It is a reinforced bitumen membrane laid in two or three layers, each one heated with a gas torch so it bonds to the layer below, and finished with a cap sheet faced in mineral granules that shield it from sunlight and wear. The result is a tough covering bonded together from deck to surface.

Felt is usually the most cost-effective of the three flat roof systems we lay, which makes it a sensible fit for garages, outbuildings, porches and rear extensions where you want a reliable roof without paying for features you will not use. It also handles roofs with plenty of upstands against walls, because each layer can be dressed up and sealed in turn. Where a roof will be walked on regularly, we may suggest GRP instead.

Not every felt problem needs a new roof. A single split, a lifted lap or a tired upstand can often be cut out and patched with new felt torched into place. When blisters, cracks and bare patches have spread across the surface, or the deck has gone soft, patching just moves the leak along, and we will tell you plainly that a full recover is the better use of your money.

Felt roof questions answered

Is torch-on felt a good choice for a garage roof?

For most garages it is a very sensible one. Torch-on felt is hard-wearing, stands up to the weather well once it is fully bonded, and usually costs less than rubber or fibreglass. Because a garage roof is rarely walked on, you are not paying for a finish you do not need. If your garage has an unusually large or awkward roof, we will say if another system suits it better.

Can my felt roof be repaired, or does it need replacing?

If the damage is limited to one area, such as a split, a lifted lap or a cracked upstand, a repair can work well. When blisters and bare patches cover much of the roof, or the deck flexes underfoot, a repair rarely lasts. We show you the drone images and explain which route makes sense, so the decision rests on what you can see.

Why has my felt roof started blistering?

Blisters form when moisture or air trapped between the layers expands in the sun and lifts the felt. Older roofs laid without full bonding are most prone to it. A small blister that has not split can be left and watched, but once blisters crack they let water in, and widespread blistering usually means the layers have lost their bond and the roof is due a recover.

How long does it take to lay a new felt roof?

A typical garage or single-storey extension can often be stripped and recovered in a day or two, with larger roofs taking longer. Torch-on felt needs dry weather to lay, so rain can move the start date. If the deck turns out to need replacing once the old felt is off, we explain that to you before carrying on.
